Fair-Housing-Safe Listing Copy
Rewrites rough agent notes into MLS remarks and a social caption, strips discriminatory or unverifiable claims, and lists every change with a reason.
Ready-to-install Claude Skills for real estate agents: what each does, how it was tested and how to install it.
Fair-Housing-Safe Listing Copy is for listing agents who need MLS remarks and a social caption from property facts and rough seller or agent notes. It removes discriminatory or unverifiable claims and provides an audit list explaining every change. For individual prompts, see our prompt library for real estate agents.
To install it in Claude Code, download the ZIP, unpack it into ~/.claude/skills/ (or .claude/skills/ inside your project), and restart Claude Code. The skill loads when your request matches its description. Without a terminal, open a Claude Project, go to Project instructions, paste the SKILL.md text, and save. Every chat in that project follows those instructions.
The listed tests used Claude Opus 5.5 and Claude Sonnet 5 on 2026-10-19, and Claude Fable 5.1 on 2026-10-20. Each model ran the skill 3 times on a fictional input written with its rubric before the skill existed. A model from another family, gpt-6-astra, graded every run; see the methodology for the testing approach.
The skill is oriented toward US practice, with reference to the Fair Housing Act advertising rules and the HUD Office of Fair Housing and Equal Opportunity’s 2024 guidance on advertising through digital platforms. State law may protect additional classes, such as source of income, so the broker checks the state list. UK and Australian practitioners should check their own rules before using it.
The output is a draft for the responsible agent or broker to check before publication, including the rewritten remarks, social caption, and reasons given for changes.
